Nestled along the rugged Adriatic shoreline stands Villa Borelli, one of Croatia's best-kept secrets. After lying dormant for over a century, this historic villa was thoughtfully revitalized in 2023, honoring the rich history and landscape that shaped its identity.
Built in 1924 by the Borelli family - Italian nobles with a deep love for the sea - the house began its story as a serene summer retreat, a place where time seemed to slow and life unfolded to the rhythm of the coast.



Following four years of meticulous restoration, the villa has been thoughtfully reimagined, preserving its historic essence while introducing a renewed sense of timelessness.
Every detail of the refurbishment was carried out with deep respect for the original structure, transforming the property into a secluded oasis on the island of Ugljan, just off the coast of Zadar.




LP studio led the comprehensive redesign of the interiors and outdoor living spaces, adopting a bespoke approach that harmonises functionality with the villa’s Mediterranean character.
The process blended artisanal craftsmanship with refined design, integrating premium materials into custom elements such as dining tables, cabinetry, and built-in furnishings. These were complemented by curated selections from renowned international brands including Paola Lenti, Roche Bobois, and Gervasoni, creating a dialogue between heritage and contemporary design.
Beyond the interiors, LP studio meticulously directed the lighting concept, developed tailored product solutions, and oversaw every phase of execution to ensure a cohesive and balanced result throughout the property.




Today, the spaces of Villa Borelli embody a natural sense of balance - a layered composition of bespoke pieces, vintage finds, and modern design icons, enriched by carefully selected contemporary artworks. The result is a residence where history, innovation, and craftsmanship converge in quiet harmony with its Mediterranean roots.
